Impact Lending Framework
Delivering meaningful change
We want to provide tangible support to property developers, across all sectors and geographies of the UK, who are implementing impactful measures into their visions and designs.
The buildings constructed today will still be in use beyond 2050. As a development lender, we’re involved from the point where a building’s environmental performance and social value are decided, before it exists, which puts us in a position to help shape that outcome.
Our Impact Lending Framework
Our Impact Lending Framework (ILF) is an innovative, market-leading offering to incentivise developers to adopt stretching sustainability measures and genuine socially impactful projects.
Recognising that sustainable and socially beneficial developments can cost more to deliver, the ILF helps strengthen the financial case for these schemes by reducing the cost of finance.
Qualifying developments can benefit from up to a 1% reduction in borrowing costs, with the benefit paid at project completion to ensure the Framework delivers real, measurable impact.
The Framework
Fee reduction to incentivise high levels of sustainability or social impact
Rewards are back-ended, based on delivery, not just aspiration
Qualifying criteria are stretching and use independent, industry-accredited measures
Performance is subject to external, third-party verification, built around recognised standards
How to qualify for an Impact Loan
The Framework sets out the eligibility criteria for Impact Loans, which are available to developers across a wide range of asset classes, project types and locations throughout the UK.
Every loan must meet two minimum requirements, regardless of certification route:
• EPC A on complete, across all units
• Fossil fuel free, as per UK Net Zero Carbon Building Standards
Above that, developments meet either the Impact or the Impact+ Criteria.
Impact Loan
0.5% fee reduction
Impact+ Loan
1% fee reduction
✓ Achieve EDGE Advanced or NextGeneration Gold
✓ Achieve one further criterion, chosen from social, environmental and place-based impact measures
✓ BREEAM outstanding alone is sufficient to qualify at this tier
Where a development achieves more than one qualifying standard, the higher standard will be rewarded. Full qualifying criteria is set out in the brochure.
Built for institutional standards
The ILF is designed in alignment with the LMA Green Loan Principles and LMA Social Loan Principles, giving investors a framework for independently verified sustainability and social outcomes.
